Every empire starts as a single transaction. In 1945, Sam Walton borrowed twenty thousand dollars and bought one run-down variety store in Newport, Arkansas.
That one store taught Walton how to buy inventory, how to negotiate with suppliers, and how to serve customers when they had other options nearby. By the time he opened his second location, he already knew what worked. Walmart grew store by store, not from a perfect master plan drawn up on day one.
Most people wait for the perfect deal, the perfect market, or the perfect amount of capital before they start. They think the first deal has to be the big one. Nope. The first deal has to be the one that teaches you the business.
Commercial real estate works the same way. A single fourplex or a small retail strip builds real skills: reading a rent roll, underwriting a loan, managing a tenant. Those skills compound faster than the check size does. Investors who own ten properties started with one, and that one was smaller than they wanted it to be at the time.
